Owning With Dwell Fractional

How do I inquire about one of your homes?

How does this differ from a timeshare?

Fractional ownership through Dwell Fractional is true ownership – you have a secure and spacious owner’s closet in your home, and will always stay at the same home you know and love. We feel most owners will spend years if not decades building memories with their families and friends, if it comes time to sell, we will make a selling a breeze with our deep experience with the local market.

What are the max shares I can own in one property?

An owner can have up to 3 shares of any one property, which equates to 18 weeks of stays per year. The 18 weeks includes 3 weeks of our observed holiday stays.

What does the yearly fee pay for?

The single Yearly fee (varies per home) includes all taxes, insurance, maintenance, upgrades and improvements required to maintain a luxury vacation home. Rental fees if the owner chooses to rent their unused stay time are outside the structure of the Dwell Fractional yearly fee, and are handled directly between the owner and Dwell Vacations.

All Dwell Fractional homes come with a 5 year guarantee on the roof, appliances, pool equipment and HVAC systems.

How does renting work for unused stay time?

Dwell Fractional allows owners to opt-in and rent their unused stay time through our sister company, Dwell Vacations. This allows you to offset yearly expenses for time that you are unable to use each year. The rental contract and any rental payments are directly handled between the owner and Dwell Vacations, simplifying communication and payment to the owner. There is a 6% Lodging tax on each rental, and standard 25% rental fee paid to Dwell Vacations for securing the booking. The 25% booking fee is waived if the booking is to/from another owner in the same Dwell Fractional home.

Can I rent all my shares each year?

We don’t recommend Dwell Fractional ownership for owners that are not going to use it at least some of the time. We see the potential revenue as a way to off-set expenses, not really something that will carry a great return on investment in itself. We see new owners that would get the most value out of Dwell Fractional ownership to have a goal of creating years of great memories and experiences with their family and friends over a pure investment product.

Do you allow pets in your properties?

Yes, dogs are welcome. Sorry no other animals allowed at this time.

How many people are allowed on the property?

The maximum capacity for each home is listed on the individual property page. No more than the number of people that the home will sleep are allowed on the property at any time.
